While Rooted Properties offers a full range of property management services, some of our clients only need help filling vacancies. Rooted’s residential leasing service takes care of all aspects of marketing your listing, finding and screening prospective tenants and ensuring a smooth move-in process.

Marketing Your Rental

Our top-notch local leasing agents will:

    Rooted’s team of local experts know the rental market. We’ll help you set a price for
    your rental that ensures you’re getting the best return on your investment.
  • DESIGN A TARGETED MARKETING PLAN
    Your leasing agent will implement a targeted marketing program to rent your property as quickly as possible.
  • POST YOUR LISTING
    Execute an aggressive marketing plan utilizing over 100 rental based websites, Rooted Properties own website (GetRooted.Management), the local MLS (optional) and property specific YouTube videos.
  • MANAGE APPOINTMENTS
    Take calls and emails from prospects and schedule appointments. Our agents do not use lockboxes or hand out keys. They personally conduct every showing and are at the property while the prospects are present. They will also report back to you regularly with feedback from showings/potential residents.

Coordinating Residents Move-In

Rooted Properties will manage all aspects of getting your tenants settled into their new home:

  • COLLECT MOVE-IN FEES
    Collect the first month’s rent and security deposit in the form of certified funds prior to move in.
  • PREPARE FORMS
    Prepare all rental and lease agreements utilizing appropriate legal forms.
  • MEET WITH NEW TENANTS
    Meet with your new resident and ensure all agreements have been properly executed
    before they move-in.
  • MANAGE KEY TRANSFER
    Release keys only after the lease has been signed and funds collected.
  • MOVE-IN ASSESSMENT
    Have your resident complete and sign a “Move-in Assessment of Condition” report verifying the condition of the property at the time of his or her move-in, to protect you.
  • TRANSFER UTILITIES
    Instruct residents how to get utilities switched into their names.
  • SET-UP ONLINE RENT PAYMENT
    Show residents how to pay their rent online and get them enrolled in our exclusive Resident Center portal that makes paying rent on time easy and convenient.
